Exporting Documents & XML in Charlie

Charlie allows you to generate Documents (PDFs) and the XML (Fannie Mae 3.4) at the same time using Quick Actions—so you only need to run the process once.

• Documents: Organized using stacking orders for investor delivery

• XML: A standardized MISMO 3.4 file for system-to-system transfer

How to Export Documents & XML Together

Step 1: Open the Loan

• Navigate to the loan file you want to export.

Step 2: Go to Quick Actions

• Click “Quick Actions” within the loan.

Step 3: Select Generate Documents & XML

• Choose the option to generate documents and XML

• This will trigger both outputs in one process

Step 4: Choose a Stacking Order

• Select the appropriate stacking order based on the investor

  • Determines:

    • Which documents are included

    • The order of the final PDF package

Step 5: Generate Files

• Click Generate

• Charlie will:

  • Compile the document package (PDF)

  • Create the Fannie Mae 3.4 XML file

Step 6: Download Outputs

• Once complete, download:

  • The stacked document package

  • The XML file
